Roof Repair for homes in Ojus and the surrounding area — from our Sunrise headquarters. Free quote.

Ojus sits about two miles inland from the Atlantic in northeast Miami-Dade, inside the High-Velocity Hurricane Zone, and much of its housing dates from the 1950s through the 1980s. That means concrete block and stucco homes under flat, tile or shingle roofs that have already been through decades of humidity, salt-laden sea breezes and hurricane seasons. When you choose a roof repair contractor here, look for a roofing-only company with a verifiable state license, a written quote that spells out what is included, and a plan for permits and inspections.

Flat Rate Roofing Inc is a roofing-only contractor. Our Florida Certified Roofing Contractor license, CCC1334537, is a state certification valid in every Florida county, and you can verify it on the Florida DBPR website. We start with a free estimate, trace the leak to its entry point, and give you a written flat-rate quote that says what is included. Permits are pulled under our own license, and we schedule and pass the inspections and close out the permit.

Ojus homes from the 1950s through the 1980s often have flat or low-slope sections, tile roofs and older underlayment, all of which meet wind-driven rain during summer thunderstorms and tropical systems. Because Ojus is in the High-Velocity Hurricane Zone, wind-borne debris from June through November is the dominant risk. A few displaced tiles or a lifted shingle edge can let water in long before a stain shows on the ceiling. Humidity above 70% year-round and salt in the sea breeze also work on fasteners, flashings and drip edge. Small defects can grow, so a repair scoped to the real cause is worth more than a quick patch over the stain.

Problems to watch for in Ojus

Wind-driven rain leaks

Summer thunderstorms and tropical systems can push water sideways under tiles, shingles and flashings, so the leak often appears far from where the water entered.

Slipped or broken tile

On the tile roofs common among Ojus's mid-century block homes, wind-borne debris and storm gusts can crack or shift tiles and expose the underlayment below.

Roof-to-wall flashing failure

Where a roof meets a stucco wall, sealant and metal flashing age in the heat and humidity, and gaps let water run behind the wall finish.

Aging underlayment

On roofs that date from the decades when much of Ojus was built, the underlayment beneath the tile or shingles may be the weak point even when the surface looks fine.

Flat roof ponding and cracked seams

Low-slope sections on older ranches and additions can hold water after heavy rain, and seams and patches can open up under sun and humidity.

Rotted plywood and fascia

Long-running moisture can soften roof decking and fascia, and the damage is often found only once the leak is opened up.

Salt-air corrosion

Salt-laden sea breezes and constant humidity can corrode fasteners, flashings and drip edge, which weakens the roof edge before a storm tests it.

What we do

  • Leak diagnosisWe trace the leak to the entry point rather than patching the stain, since water in a block-and-stucco home can travel before it shows.
  • Flashing repairWe repair flashing at walls, chimneys, skylights and valleys, the joints most exposed to wind-driven rain.
  • Tile and shingle repairWe replace slipped and broken tile and repair shingle blow-off, and patch flat roof sections where the problem is local.
  • Plywood and fasciaRotten plywood and fascia replacement is included in our scope, so decayed wood is not left under a new repair.
  • Written scope and cleanupYou get photo documentation and a written flat-rate scope up front, permits and inspections handled under our license, and full cleanup afterward.

Licenses, permits and codes in Ojus

The Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board, regulates roofing contractors. In its words: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." Because Ojus is in Miami-Dade, the product rule applies too: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." Repairs also fall under the Florida Building Code, which has a limit on how much of a roof can be repaired. The code says: "Florida's 25% roof rule (Florida Building Code, Existing Building volume, section 706.1.1): when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, the entire roof or section has to be brought up to current code." It adds: "Senate Bill 4-D (2022) added an exception for roofs built, repaired or replaced to the 2007 Florida Building Code or any later edition (in practice, roofs permitted from March 2009 on): those roofs no longer have to be replaced in full just because more than 25% is being repaired." These provisions have been amended in recent years, so verify current requirements with your local building department before work begins.

When to call

Hurricane season runs June 1 to November 30, with the highest storm risk from August through October, and homeowners in Ojus often start thinking about their roofs in May and June. Roof Repair in Ojus: questions we hear

Does a roof repair in Ojus need a Miami-Dade NOA product?
Ojus is in Miami-Dade, so the High-Velocity Hurricane Zone rule applies: roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use, and the product is installed per its approval. Your written scope will show what is being used.
Why do older Ojus homes leak even when the roof looks intact?
Much of the housing here dates from the 1950s through the 1980s, so underlayment and flashings may be well past their prime beneath tile or shingles. Humidity and salt-laden sea breezes can also wear on fasteners and metal edges, so a leak is traced to its entry point.
How do I check your license?
Our Florida Certified Roofing Contractor license is CCC1334537. Search for it on the Florida DBPR website to confirm it is current and valid in every Florida county.
Does a small repair trigger the 25% roof rule?
The rule applies when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, with an exception for roofs built to the 2007 Florida Building Code or later. How it is applied can vary, so verify with your city or county building department.
What does your flat-rate quote include?
It is a written quote that says what is included, with a free estimate first. It covers rotten plywood and fascia replacement in the scope, permits under our own license, inspections, permit close-out and full cleanup.
