How much does it cost to hot mop a roof in Florida?

The cost to hot mop a roof depends on the size of the roof, the condition of the deck underneath and the system that suits it, so the honest answer is a free written flat rate quote rather than a guess. Flat Rate Roofing holds Florida Certified Roofing Contractor certification CCC 1334537, a state certification valid in every Florida county, and our office is in Sunrise in Broward County. The quote says what is included, and rotten plywood and fascia replacement are part of the scope.

What we do

A flat roof is not really flat — it is a low-slope roof that has to move water to a drain or an edge before it sits long enough to find a seam. Most flat roof failures in Florida come down to three things: ponding water where the slope is wrong, seams and flashing that were rushed, and a system that was never the right one for the deck underneath.

  • Hot mop built-up roofing: multiple plies mopped in hot asphalt, the traditional Florida flat roof.
  • Modified bitumen and torch-applied cap sheets.
  • Self-adhered systems where an open flame is not appropriate.
  • Tapered insulation and cricket work to correct ponding.
  • New drains, scuppers, and edge metal.
  • Base flashing at parapet walls, curbs, and mechanical equipment.
  • Tear-off, deck inspection, and plywood replacement where the deck has failed.

What affects the cost

  • Roof size and layout

A larger roof takes more material and labor. Parapet walls, curbs and mechanical equipment add flashing detail that takes extra time to do properly.

  • Which system the roof gets

Hot mop built-up, modified bitumen with torch-applied cap sheets, and self-adhered systems (used where an open flame is not appropriate) are built differently. The right one for your deck shapes the material and labor in the quote.

  • Condition of the deck once it is opened up

A tear-off lets us inspect the deck, and the code limits how many layers can stay on a roof. Our scope includes replacing rotten plywood and fascia, so the quote already accounts for it.

  • Slope and drainage

If water ponds on the roof, the fix may involve tapered insulation, cricket work, new drains, scuppers or edge metal. Correcting drainage can cost more up front, but it protects the new roof.

  • Permit, inspections and cleanup

We pull the permit under our own license, schedule the inspections, get them passed and close out the permit. Full cleanup is part of the job, and the written quote spells out what is covered.

  • Weather and scheduling

Hot mop work needs dry conditions, so Florida's rainy season can stretch the schedule. Timing and access to the roof can affect how the job is planned and quoted.

Permits, inspections, and who is responsible

Roofing work in Florida generally needs a permit from the city or county building department, and the permit has to be closed out with a passed final inspection. An open roofing permit is one of the first things that surfaces when a home is sold or refinanced, and it is far more expensive to resolve after the fact.

Flat Rate Roofing pulls the permit under Florida Certified Roofing Contractor license CCC 1334537, schedules the inspections, and closes the permit when the work passes.

You can verify our license at Florida DBPR.

Flat roof questions, answered

How much does it cost to hot mop a roof in Florida?
The price depends on roof size and layout, the system used, what the deck looks like once the old roofing is removed, how well the roof drains, and the permit and inspection work. Because those details differ from roof to roof, we give a written flat rate quote that says what is included. Request your free quote with the form on the page or call (954) 775-8990.
What is hot mop roofing?
It is a built-up roof: layers of roofing felt bonded together with hot asphalt, built up into one continuous membrane and finished with a cap sheet or coating. It has been the standard flat roof in Florida for decades because it is thick, redundant, and repairable.
Water sits on my roof after it rains. Is that a problem?
Standing water that is still there a day or two after the rain is called ponding, and it shortens the life of almost any flat roof system. It usually means the slope or the drains are not doing their job. Correcting it with tapered insulation or additional drainage costs more up front and saves the roof.
Can you put a new flat roof over the old one?
Sometimes, depending on how many layers are already up there and what condition the deck is in — the code limits this. A tear-off costs more, but it is the only way to see the deck. We tell you which one your roof qualifies for.
How long does a flat roof take?
Most residential flat roofs are a matter of days rather than weeks, weather permitting. Hot mop work needs dry conditions, so Florida's rainy season can stretch the schedule.
