What we do

Water rarely enters a roof where the stain shows up inside. It travels along the underlayment, the decking and the framing before it drops. So the first thing we do is find where it actually gets in — and then tell you honestly whether a repair will hold or whether you are paying to patch a roof that is finished.

  • Leak investigation: we trace the water back to the entry point instead of sealing the nearest suspicious spot.
  • Flashing repairs at walls, chimneys, skylights, vents and valleys — where most roofs actually leak.
  • Slipped, cracked and broken tile replacement, matched as closely as the existing tile allows.
  • Shingle blow-off and wind damage repairs after a storm.
  • Flat roof patching, blisters, splits and failed seams.
  • Rotten plywood and fascia replacement where the deck has gone soft.
  • Photo documentation and a written scope you can hand to your insurer.

Permits, inspections, and who is responsible

Roofing work in Florida generally needs a permit from the city or county building department, and the permit has to be closed out with a passed final inspection. An open roofing permit is one of the first things that surfaces when a home is sold or refinanced, and it is far more expensive to resolve after the fact.

Flat Rate Roofing pulls the permit under Florida Certified Roofing Contractor license CCC 1334537, schedules the inspections, and closes the permit when the work passes.

You can verify our license at Florida DBPR.

Roof repair questions, answered

Can my roof be repaired, or does it need replacing?
It depends on the age and condition of the roof and how much of it has failed. A tile roof with a handful of slipped tiles and sound underlayment is usually worth repairing. A roof where the underlayment has reached the end of its life will keep leaking somewhere new after every repair. We tell you which one you have, in writing, and we will tell you when a repair is the smarter money.
What is the 25 percent rule I keep hearing about?
The Florida Building Code limits how much of a roof can be repaired or replaced in any 12-month period before the affected section has to be brought up to current code. There are exceptions, including for roofs that were built to a more recent code. It matters because a large repair can trigger requirements that change the cost — we check it before we quote so there are no surprises mid-job.
Should I file an insurance claim?
That is your call, and it is worth talking to your agent first. What we can do is inspect the roof, photograph what we find, and give you a clear written scope of the damage and the repair. You can use that to decide.
How fast can you get out here?
Call (954) 775-8990 and we will schedule the inspection. For an active leak we do what we can to get a temporary dry-in on the roof quickly so the inside of the house stops taking on water while the real repair is scheduled.
