Roof Tarping & Shrink Wrap for homes in Palmetto Estates and the surrounding area — from our Sunrise headquarters. Free quote.

Palmetto Estates sits a few miles inland from Biscayne Bay in south Miami-Dade, an area that took a direct hit from Hurricane Andrew in 1992. A blue tarp or shrink wrap here is a temporary cover that keeps rain out of a storm-damaged roof until the permanent repair is done. Much of the housing is one-story concrete block with stucco on slab, built from the 1960s through the 1980s, with a second wave of rebuilding in the 1990s and 2000s. When you plan this job, allow for photographing the damage, choosing a cover, and scheduling the permanent roof work, because roofers and materials can be in demand across the whole region after a widespread storm.

Flat Rate Roofing does roofing only. We look at the damage and the deck before any cover goes on. We then fit a tarp or shrink wrap to your roof type and photograph the roof before and after for your records. We also give you a written flat-rate quote for the permanent repair or re-roof that says what is included. The cover is temporary, and it is not the repair.

Palmetto Estates has hot, humid summers, near-daily thunderstorms with wind-driven rain, and a June to November hurricane season. Water can get into an open roof quickly in those conditions. Much of the local roof stock dates from the Andrew rebuild or from later upgrades under Miami-Dade's High-Velocity Hurricane Zone code, so a storm that lifts tile, shingles or flashing can leave a roof exposed even when the house itself is sound. A temporary cover limits further water damage to decking, insulation and ceilings while the permanent work is planned. A cover that stays up in Florida sun, heat and wind wears down over time, so it should not become a long-term answer.

Problems to watch for in Palmetto Estates

Tile, shingles or flashing lifted by wind

Hurricane and tropical-storm winds can pull roofing and flashing loose on one-story block homes in Palmetto Estates. Once the covering is gone, the next rain goes straight to the deck.

Fallen limbs puncturing the deck

A limb or tree coming down during a squall line can break through the roof deck. A cover over the damaged section helps keep rain out until the permanent repair.

Wind-driven rain through an open roof

Afternoon downpours in this humid climate can soak decking, insulation and ceilings quickly. The longer the roof stays open, the more interior damage can follow.

Tarps fastened the wrong way

A tarp fastened through the middle of the roof, or stopped short of the ridge, can let water run in underneath it. Battens along the edges and a run over the ridge, where the roof allows, help water shed over the cover.

A cover that has worn down in the sun

Sun, heat and wind wear down any temporary cover the longer it stays up. That is why the permanent repair should be scheduled promptly.

Waiting after a widespread storm

After a storm that affects the whole region, roofers and materials can be in short supply. Getting the damage photographed and a plan in place early helps you make decisions with a clear picture.

What we do

  • Look at the damage and the deck firstWe check the damaged area and the deck before a cover goes on, so the temporary measure fits what is actually wrong.
  • Blue tarps secured with battensTarps are held down with wood battens fastened along the edges and run over the ridge where the roof allows. Water then sheds over the cover rather than under it.
  • Shrink-wrap coversPolyethylene film is heat-shrunk tight over the damaged section or the whole roof, leaving fewer loose edges for wind to lift. Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp.
  • Fastened to suit your roofCovers are fitted to tile, shingle, metal and flat roofs, which all appear in Miami-Dade neighborhoods like yours.
  • Photos and a written flat-rate quoteWe take photos before and after for your records and for talking with your insurer. You also get a written flat-rate quote for the permanent repair or re-roof that says what is included.

Licenses, permits and codes in Palmetto Estates

A tarp or shrink-wrap cover is a temporary measure until the permanent repair. Whether a temporary cover needs a permit is up to the local building department, so confirm there. For the permanent work, Florida's rule is: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." The Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board, is the state regulator. Our Florida Certified Roofing Contractor license, CCC1334537, can be checked on the DBPR website. On product approvals, which apply to the permanent roofing products and not to a temporary cover: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." On the 25% rule: "Florida's 25% roof rule (Florida Building Code, Existing Building volume, section 706.1.1): when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, the entire roof or section has to be brought up to current code." Also: "How it is applied can vary, so verify with your city or county building department."

Verify our licenses at Florida DBPR.

Tarping may be needed after hurricanes, tropical storms, severe thunderstorms and fallen trees in any month, so the season is a guide and not a limit. Roof Tarping in Palmetto Estates: questions we hear

Is a tarp or shrink wrap a roof repair?
No. Both are temporary covers that keep water out until the permanent repair or re-roof is done. We give you a written flat-rate quote for that permanent work.
How long does shrink wrap last compared with a tarp?
Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. Sun, heat and wind wear down any cover, so plan the permanent repair as soon as you can.
Does the High-Velocity Hurricane Zone apply to a roof in Palmetto Estates?
Yes, Palmetto Estates is in Miami-Dade, which is part of the High-Velocity Hurricane Zone. Those approvals apply to the permanent roofing products, not to a temporary tarp or shrink wrap. Confirm any permit question for the temporary cover with the local building department.
What should I do about my insurance after storm damage?
Photograph the damage, keep your records, and talk to your insurer or agent. We take before and after photos of the cover for your records, but we cannot predict how a claim will turn out.
I live in a gated community or an HOA in this area. Does that matter?
Some Palmetto Estates homes are in gated subdivisions or townhome and condo clusters with HOA rules. Check with your association about access and approvals before work starts, and tell us when you call.
