Roof replacement scope calculator

What should a new-roof estimate include for your house? Enter your squares, pick the material and what has to come off, and get a written scope you can send with your free estimate request.

1. How big is the roof?

Roofers count in squares — one square is 100 sq ft of roof surface. Don't know yours? Work it out from your footprint and it carries over here.

2. What goes on?
3. What comes off?

Florida roofs are almost always torn off to the deck rather than covered over. A second layer is unusual here but it happens on older homes.

4. Decking to replace

Nobody knows this for sure until the old roof is off. Soft spots, old leaks and a roof that has been through a few storms push it up. The estimate carries it as an allowance.

Wind-rated products

Roofing products in Florida need a Florida Product Approval, and in Miami-Dade and Broward (the High-Velocity Hurricane Zone) a Miami-Dade Notice of Acceptance for that use. The approval says how the product is attached, which is part of what the inspector checks. Verify what your city's building department requires.

Rather we measure it?

This is a planning scope. At the free estimate we measure the roof, check the deck and flashing, and give you a flat rate price for every line, in writing.

How the scope is built

  1. Step 1

    Start with the squares

A square is 100 sq ft of roof surface. The roof size calculator turns a house footprint and pitch into squares with a waste allowance, and carries the number over here.

  2. Step 2

    Pick the covering

Each material has its own system — underlayment, flashing, attachment — and the scope spells it out so you know what the estimate should include.

  3. Step 3

Add what comes off and what gets fixed

The old roof is torn off to the deck, layer by layer. Rotten decking is replaced sheet by sheet — we can't see it until the old roof is off, so the scope carries an allowance.

  4. Step 4

    Send it with your request

One click drops the scope into the estimate request on this page. We measure the roof and put a price on every line, in writing.

Roof scope questions

What is a roofing scope?
The list of what the job includes: the size, what comes off, what gets repaired, what goes on and how it is attached, the permit and the cleanup. A clear scope is what makes two estimates comparable — and what protects you when the work is done.
Why doesn't the tool show a price?
Because two roofs with the same squares can be very different jobs — a one-story hip roof versus a two-story roof with valleys, dormers and a lot of flashing — and we don't quote a roof we haven't measured. The scope tells you what to expect on the estimate. The estimate, which is free, puts the number on it in writing.
Does the job include the permit and inspections?
Yes. Roofing work in Florida needs a permit from the city or county building department, and the permit has to be closed with a passed final inspection. We pull the permit under our Florida Certified Roofing Contractor license, schedule the inspections and close it out.
What is a 'square' of roofing?
100 square feet of roof surface. A 2,800 sq ft roof is 28 squares. Roofers measure, order and scope in squares, which is why the calculator starts there.
Why is decking an allowance?
The plywood deck under the old roof can't be inspected until the old roof is off. Sheets that are rotten or delaminated have to be replaced before the new roof goes on — the inspector won't pass a roof over bad decking. Most jobs need a few sheets; a roof that has leaked for years needs more. The estimate carries an allowance and you only pay for what is actually replaced.
What does HVHZ or a Miami-Dade NOA mean for my roof?
Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance for that use; elsewhere in Florida they need a Florida Product Approval. Either way the approval dictates how the product is fastened, which is part of what the inspector checks. Your city's building department can confirm what applies to your address.
