Shingles trouble, quoted at a flat rate in Aventura, FL

Shingle Roofing for homes in Aventura and the surrounding area — from our Sunrise headquarters. Free quote.

Aventura sits between the Intracoastal Waterway and the Atlantic in northeast Miami-Dade. If your shingles are lifting, curling, missing or letting water in, salt air, year-round humidity and hurricane-season wind are the usual suspects. Summer brings near-daily thunderstorms, and wind-driven rain can get under loose shingles and worn flashings. Housing here is dominated by concrete condominium towers, with single-family homes in a handful of gated subdivisions, so a shingle roof is a question for those homes.

Flat Rate Roofing Inc does roofing only. We give you a free estimate and a written flat-rate quote that says what is included. The work is a full tear-off to the deck, with rotten plywood and fascia replacement in the scope and full cleanup at the end. We pull permits under our own license (Florida Certified Roofing Contractor CCC1334537), schedule and pass the inspections, and close out the permit. Our office is in Sunrise, in Broward County.

Waterfront and near-waterfront buildings in Aventura take constant salt spray, and on a shingle roof that can corrode fasteners, flashings and drip edge. Florida sun and heat also age asphalt faster than northern climates do. Constant air conditioning plus humidity can push moisture into the attic, and poor ventilation there can shorten shingle life. Hurricane season (June 1 through November 30) adds wind uplift and wind-borne debris. Many Aventura homes sit in gated, HOA-governed communities, so a roof project may also need association approval before work starts.

Problems to watch for in Aventura

Lifted, creased or missing shingles

After a tropical storm or a strong summer squall, wind uplift can lift or blow off shingles and expose the underlayment. Aventura's hurricane season runs June 1 through November 30.

Leaks during summer downpours

Near-daily summer thunderstorms can drive rain sideways under shingles, valleys and flashings. A stain on a ceiling often traces back to one of those spots.

Corroded flashings and drip edge

Salt-laden air near the Intracoastal and the Atlantic can eat unprotected metal and fasteners faster than it would inland. Failed metal lets water in at edges and penetrations.

Curling and granule loss from sun and heat

UV and heat age asphalt shingles faster in Florida than in northern climates. Curled, brittle or bald shingles are a sign the roof is wearing out.

Attic heat and moisture

High humidity and long cooling seasons push heat and moisture into attics. Inadequate ventilation can shorten shingle life and invite mold concerns.

Soft decking and rotten fascia

Water that gets past damaged shingles can soften the plywood deck and fascia underneath. We include replacing rotten plywood and fascia in the scope.

What we do

  • Full tear-off to the deckWe strip the old roof down to the deck so we can see what the shingles were hiding.
  • Deck inspection and repairRotten plywood and fascia are replaced as part of the scope, so a soft spot is not left under new shingles.
  • Secondary water barrier where requiredWhere the Florida Building Code calls for it, we install a secondary water barrier as a second line of defense against wind-driven rain.
  • Architectural shingles rated for Florida wind zonesWe install architectural shingles with a starter strip and ridge cap, and the product is installed per its approval.
  • Drip edge and valley detailingThese are the edges and low points where salt air and driving rain do the most harm, so we detail them with care.
  • Ventilation and cleanupWe set up ridge and off-ridge ventilation to help the attic breathe, and we finish with a magnet sweep and full cleanup.

Licenses, permits and codes in Aventura

Roofing in Florida is regulated by the Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board. As the state puts it: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." Our state certification, CCC1334537, is valid in every Florida county and can be checked there. The Florida Building Code governs shingle installation, including nailing patterns, roof-deck attachment and secondary water barrier requirements that can be triggered at reroof. Aventura is in Miami-Dade, so the High-Velocity Hurricane Zone applies: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval)." On repairs, the 25% roof rule can matter: "Florida's 25% roof rule (Florida Building Code, Existing Building volume, section 706.1.1): when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, the entire roof or section has to be brought up to current code." How it is applied can vary, so verify with your city or county building department.

Verify our licenses at Florida DBPR.

When to call

Demand for shingle work rises ahead of and during hurricane season, June through November, and again in the fall as seasonal residents return and reopen units that sat closed through the humid summer. After a storm, material and permit backlogs can slow projects, and midsummer heat can limit working hours. If you see lifted shingles or a leak, call (954) 775-8990. The phone is answered around the clock, and the office keeps weekday hours, Monday to Friday, 8am to 6pm. You can also request a free estimate with the form on this page.

Shingles in Aventura: questions we hear

Is Aventura in the High-Velocity Hurricane Zone?
Yes. Aventura is in Miami-Dade County, and Miami-Dade and Broward make up Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use, and the product is installed per its approval.
Does salt air shorten the life of a shingle roof near the water?
It can. Aventura's position between the Intracoastal and the Atlantic means salt-laden air that corrodes unprotected metal, fasteners, flashings and drip edge. Heat and UV also age asphalt shingles faster here than in northern climates.
Will a gated community or condo association need to approve my roof work?
Housing in Aventura is largely condo and HOA-governed, with controlled-access gates, and those associations can have their own approval processes. Check your association's rules before work starts.
What does your flat-rate quote include?
The quote is written and says what is included. It covers a full tear-off, replacement of rotten plywood and fascia, permits pulled under our license, scheduled and passed inspections, permit close-out and full cleanup. The estimate is free.
Do you only work near your Sunrise office?
No. Our state roofing certification is valid in every Florida county, and our office is in Sunrise, in Broward County. We serve Aventura and the rest of the state.
