Roof Repair at a written flat rate in North Miami, FL

Roof Repair for homes in North Miami and the surrounding area — from our Sunrise headquarters. Free quote.

North Miami sits on Biscayne Bay, and Census data puts the median year homes were built here at 1967. A roof from that era, or a patched-up one that has outlived its original underlayment and flashing, is working against salt-laden air, a May–October rainy season and a June–November hurricane season. If you are planning a repair, plan around three things: finding where the water actually enters, matching the repair to the roof type (flat, low-slope or barrel tile), and getting the permit and product approvals right for the High-Velocity Hurricane Zone.

Flat Rate Roofing does roofing only. We trace the leak to its entry point, then give you a written flat rate quote that states what is included. Permits are pulled under our own license, inspections are scheduled and passed, and the permit is closed out. Our office is in Sunrise, in Broward County, and our state certification is valid in every Florida county, North Miami included.

Much of North Miami's housing is mid-century concrete-block-and-stucco construction from the 1940s–1960s, with flat or low-slope roofs and barrel tile, alongside newer infill and many mid-rise condominiums along the Biscayne Boulevard and bayfront corridors. Flat and low-slope sections tend to show trouble at wall flashings and drains after wind-driven rain, while tile roofs can lose slipped or cracked pieces in tropical-storm winds. Steady salt air from the bay and canals also corrodes fasteners, drip edge and unprotected metal. Census data shows fewer than half of homes here are owner-occupied, so repairs are often arranged by landlords, property owners and managers as well as residents. Either way, a written scope with photos keeps everyone on the same page.

Problems to watch for in North Miami

Wind-driven rain under tile

Near-daily summer thunderstorms can push water under barrel tile and past aging underlayment, so a leak may show up inside far from where it entered.

Roof-to-wall flashing failure

Where a roof meets a stucco wall, old flashing and sealant can open up with age and storm movement. This is a likely source of stains along ceiling edges.

Slipped or broken tile

After a tropical storm or hurricane, tiles can crack, slide or lift. Those gaps expose the underlayment, which is not meant to be the only protection from rain.

Flat and low-slope roof ponding

Mid-century CBS homes in North Miami often have flat or low-slope sections. Worn membrane, seams and drains on those sections can let water collect and find its way in.

Salt-air corrosion

Because the city is on Biscayne Bay, salt air can attack fasteners, flashings and drip edge. Corroded metal loosens and lets water in.

Rotten plywood and fascia

A leak left alone can soften the deck and fascia underneath. Those boards have to be replaced, not just covered over.

Open or unclosed permits

Past roof work without a closed-out permit can come up when a home is sold. Confirm permit status with the local building department.

What we do

  • Leak diagnosisWe trace the leak to its entry point rather than patching where the stain appears, and we document it with photos.
  • Flashing repairWe repair flashing at walls, chimneys, skylights and valleys, which are the joints where many leaks start.
  • Tile, shingle and flat roof repairThat means replacing slipped and broken tile, repairing shingle blow-off and patching flat roof sections, depending on what your roof has.
  • Rotten plywood and fascia replacementDamaged plywood and fascia replacement is included in the scope, so the repair has solid material to attach to.
  • Written scope, permit and cleanupYou get a written flat rate quote that says what is included. We pull the permit under our own license, schedule and pass inspections, close out the permit and do a full cleanup.

Licenses, permits and codes in North Miami

Florida's roofing rules are overseen by the Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board. The state puts it this way: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." Our license, Florida Certified Roofing Contractor CCC1334537, can be checked there. North Miami is in Miami-Dade County, so the High-Velocity Hurricane Zone applies. In the words of the state: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." On how much of a roof can be repaired, the rule reads: "when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, the entire roof or section has to be brought up to current code." It also has an exception for newer roofs, and how it is applied can vary, so verify with your city or county building department.

Roof Repair in North Miami: questions we hear

Does a roof repair in North Miami need a Miami-Dade NOA product?
North Miami is in Miami-Dade County, which is part of the High-Velocity Hurricane Zone. The state says roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use, installed per the approval. Your written quote will name the products being used.
Can you repair the flat or barrel-tile roof on an older CBS home?
Yes. Flat roof patching and slipped or broken tile replacement are part of our repair scope. Many homes here date from the mid-century era, so we look closely at the flashing, underlayment and deck beneath the visible surface.
Who pulls the permit?
We pull permits under our own license, schedule the inspections, pass them and close out the permit. Permit requirements for small repairs vary by jurisdiction, so we confirm with the local building department.
Will a repair trigger a full roof replacement?
It can, depending on the roof's age and how much of it is being repaired. Florida has a rule on this, quoted above, with an exception for newer roofs. Verify with the building department how it applies to your roof.
Is the quote really free?
Yes. The estimate is free, and the written flat rate quote states what is included, such as rotten plywood and fascia replacement and full cleanup. Call (954) 775-8990 or use the form on this page.
