Roof Tarping & Shrink Wrap at a written flat rate in Pinecrest, FL

Roof Tarping & Shrink Wrap for homes in Pinecrest and the surrounding area — from our Sunrise headquarters. Free quote.

Pinecrest was in the direct path of Hurricane Andrew in 1992, and much of the village was rebuilt or re-roofed afterward. A storm-damaged roof here might be an older 1950s–70s block house or a newer rebuild on a one-acre lot. A tarp or shrink wrap is a temporary cover that keeps rain out until the permanent repair. Plan for two steps: the cover first, then the repair or re-roof.

Flat Rate Roofing does roofing only. We look at the damage and the deck, fasten a cover that suits your roof type, and take photos for your records. Then we put the permanent repair or re-roof into a written flat-rate quote that says what is included. Our office is in Sunrise, in Broward County, and our Florida roofing certification is valid in every Florida county, including Miami-Dade.

Pinecrest lies in Miami-Dade's High Velocity Hurricane Zone, and the June–November hurricane season brings wind and flying debris. The dense mature tree canopy over the village's large lots means a falling limb can puncture a roof deck. Roofs here are flat, tile or metal, and each needs a different cover method. Daily afternoon thunderstorms in a humid climate can push rain through an open roof quickly. Salt-tinged air off nearby Biscayne Bay and sun and heat also wear on a cover the longer it stays up.

Problems to watch for in Pinecrest

Tile or shingles lifted by wind

Hurricane and tropical-storm wind can lift tile, shingles and flashing, leaving open areas that rain can enter. On Pinecrest's older block homes, a lifted section can expose the deck underneath.

Limbs through the roof deck

With mature trees on large lots, a fallen limb can puncture the deck. The opening can let water into insulation and ceilings.

Wind-driven rain inside the house

Summer thunderstorms and hurricane rain can soak decking, insulation and ceilings through an open roof. A cover limits further water entry until the permanent repair.

Tarps fastened the wrong way

A tarp fastened through the middle of the roof, or stopped short of the ridge, can let water run in under it. Battens along the edges and a run over the ridge, where the roof allows, help water shed over the cover instead.

Covers worn down by sun and wind

Pinecrest's heat, sun and wind wear on a temporary cover the longer it stays up. That is why the cover is a stopgap and the permanent repair should be scheduled.

Waiting after a widespread storm

After a storm that hits a whole region, roofers and materials can be in demand across Miami-Dade. Getting your damage documented and your quote request in early helps you plan.

What we do

  • Damage and deck checkWe look at the damage and the deck before any cover goes on. That shows where water is getting in and what the permanent repair will involve.
  • Blue tarpsBlue polyethylene tarps are secured with wood battens fastened along the edges and run over the ridge where the roof allows. Water sheds over the cover rather than under it.
  • Shrink wrapPolyethylene film is heat-shrunk tight over the damaged section or the whole roof, leaving fewer loose edges for wind to lift. It is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp.
  • Covers for your roof typeWe fasten covers to suit the tile, shingle, metal and flat roofs found around Pinecrest. Either type of cover is temporary until the permanent repair.
  • Photos and a written flat-rate quoteWe take photos before and after for your records and insurance claim. You then get a written flat-rate quote for the permanent repair or re-roof, with rotten plywood and fascia replacement included in the scope.

Licenses, permits and codes in Pinecrest

For the permanent roof repair, here is the rule: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." The regulator is the Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board. Our certification, Florida Certified Roofing Contractor CCC1334537, can be checked on the DBPR website. Whether a temporary cover needs a permit is up to the local building department, so confirm there before work starts. We do not describe a tarp or shrink wrap as code-approved or wind-rated. Product approvals apply to the permanent roofing products: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." For the permanent work, we pull permits under our own license, schedule and pass inspections, and close out the permit.

Verify our licenses at Florida DBPR.

Roof Tarping in Pinecrest: questions we hear

Is a tarp or shrink wrap a roof repair?
No. Both are temporary covers that keep water out until the permanent repair or re-roof. We include a written flat-rate quote for that permanent work so you can plan the next step.
How long does shrink wrap last compared with a blue tarp?
Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. In Pinecrest's sun, heat and wind, any cover wears down the longer it stays up, so schedule the permanent repair.
Does Pinecrest's hurricane zone location change anything?
Pinecrest is in Miami-Dade's High Velocity Hurricane Zone, so product approvals matter for the permanent roofing materials. We do not call a temporary cover code-approved. See the rules section for the exact wording.
What should I do about my insurance claim?
Photograph the damage, keep your records and talk to your insurer or agent. We take photos before and after the cover goes on for your records. We cannot predict how a claim will turn out.
Can you cover tile or flat roofs on older Pinecrest homes?
Yes. We fasten covers to suit tile, shingle, metal and flat roofs, and we look at the deck first. Many homes here date from the 1950s through the 1990s, so the permanent repair is quoted after that look.
