Roof Tarping & Shrink Wrap at a written flat rate in Sunset, FL

Roof Tarping & Shrink Wrap for homes in Sunset and the surrounding area — from our Sunrise headquarters. Free quote.

Sunset sits in Miami-Dade's subtropical zone and inside the High Velocity Hurricane Zone, and its housing is dominated by 1950s–1970s concrete-block-and-stucco ranch homes on flat lots. When wind, a fallen limb or a failed section opens one of those roofs, a temporary cover is the planned first step. It keeps rain out while the permanent repair is scoped, quoted and scheduled. Plan around the May–October rainy season, when near-daily thunderstorms can send water into an open roof.

Flat Rate Roofing Inc does roofing only. We look at the damage and the deck, then fit a blue tarp or a shrink-wrap cover to suit your tile, shingle, metal or flat roof. A cover is temporary until the permanent repair, and it is not a repair itself. After a widespread storm, roofers and materials can be in demand across Miami-Dade, so starting the permanent quote early helps your planning.

Sunset's humidity, summer thunderstorms and heat indexes above 100°F wear on anything left exposed, and that includes a temporary cover. Hurricane and tropical-storm wind can lift tile, shingles and flashing, and brief tornadoes spun off tropical systems and lightning do occur here. Salt-laden sea breezes reach Sunset even though it is several miles inland, which is hard on exposed fasteners and metal. Because sun, heat and wind wear a cover down the longer it stays up, the aim in Sunset is to move from the cover to a permanent repair on a sensible schedule.

Problems to watch for in Sunset

Wind-lifted tile, shingles and flashing

Hurricane and tropical-storm wind in Miami-Dade can lift roofing and leave bare patches that need covering before the next storm cell arrives.

Limbs through the roof deck

A fallen limb can puncture the deck of a block-and-stucco ranch home and open a hole straight into the attic and ceiling below.

Wind-driven rain in the rainy season

With near-daily thunderstorms from May through October, an open roof can soak decking, insulation and ceilings quickly.

Tarps fastened through the middle of the roof

A tarp nailed through its middle, or stopped short of the ridge, can let water run in underneath it instead of shedding over it.

Covers worn down by sun and heat

Sunset's summer heat and sun can wear a cover down the longer it stays up, which is why it is only a stopgap.

Waiting on roofers after a widespread storm

After a storm that hits a whole region, roofers and materials can be in demand, so the permanent repair may take planning.

What we do

  • Look at the damage and the deck firstWe check the damaged area and the deck before any cover goes on, so the cover is fitted to what is actually there.
  • Blue tarps that shed water properlyBlue polyethylene tarps are secured with wood battens fastened along the edges and run over the ridge where the roof allows, so water sheds over the cover rather than under it.
  • Shrink wrap for a longer temporary coverShrink-wrap film is heat-shrunk tight over the damaged section or the whole roof, with fewer loose edges for wind to lift. It is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp.
  • Photos for your recordsWe take photos before and after for your records and any insurance claim, and fasten covers to suit tile, shingle, metal and flat roofs.
  • A written flat-rate quote for the permanent fixWe give a free estimate and a written flat-rate quote for the permanent repair or re-roof that says what is included.

Licenses, permits and codes in Sunset

For the permanent repair, the rule is: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." The state regulator is the Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board. Our license is Florida Certified Roofing Contractor CCC1334537, which you can verify on the DBPR website. Whether a temporary cover itself needs a permit is up to your local building department, so confirm there. Product approvals apply to the permanent roofing products, not to a tarp or shrink wrap: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." On the permanent work, Florida's 25% roof rule also matters, and the key point is: "How it is applied can vary, so verify with your city or county building department."

Verify our licenses at Florida DBPR.

Roof Tarping in Sunset: questions we hear

Is a tarp or shrink wrap a roof repair?
No. Both are temporary covers that keep water out until the permanent repair is done. In Sunset, where summer heat, sun and wind wear on a cover, plan the permanent repair rather than relying on the cover.
How long does shrink wrap last compared with a blue tarp?
Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. We do not give a set duration for either, because sun, heat and wind in Miami-Dade all affect a cover.
What should I do about my insurance after storm damage?
Photograph the damage from the ground, keep records and talk to your insurer or agent. We take before-and-after photos of the cover for your records, but we cannot say what a claim will do.
Do I need a permit for the permanent repair in Sunset?
Roofing work in Florida generally needs a permit from the local building department, as the rule above states. Sunset is in the High-Velocity Hurricane Zone, so the permanent roofing products need a Miami-Dade Notice of Acceptance (NOA) for that use. Confirm with the building department whether a temporary cover needs a permit.
I live in a newer townhome or condo near Kendall or Sunset Drive. Does anything change?
Condominiums and HOA-governed communities often have their own approval processes, so check with your association before work begins. Newer townhomes and condos along those corridors sit alongside the older block ranch homes, and we fit the cover to whichever roof type you have.
