The financing we work with
Our financing pageexplains the program we place jobs through, how its repayment works (it is not a monthly loan payment) and what to know before you sign. Flat Rate Roofing is a roofing contractor, not a lender — we don't approve applications, set rates or see your credit information.
Start with the estimate
Get the roof price in writing first — it costs nothing and commits you to nothing. Financing is a separate decision, and it is yours.

How the estimator works
- Step 1
Amount
The amount on your written estimate. If you don't have one yet, the roof replacement scope calculator builds the scope and the free estimate puts the number on it.
- Step 2
APR and term from the offer
We don't suggest a rate. Type the APR and term from the lender's written offer and the tool does the standard loan arithmetic.
- Step 3
Promo periods
A 'no interest if paid in full within N months' offer is only free if it is cleared in time. The tool shows the monthly amount that does that, and roughly what gets charged back if it isn't.
- Step 4
Read the terms
Fees, insurance add-ons and rate changes are not in this math. They are in the lender's paperwork, which is the only document that counts.

Financing questions
- Is this a financing offer?
- No. It is a calculator. Rates, terms and approval are set by the lender, in writing. Flat Rate Roofing is a roofing contractor — we don't approve applications, set rates or see your credit information.
- Why is the APR blank?
- Because we don't know your rate and won't guess it. Type the APR from the lender's offer. If you don't have an offer yet, you can try a few rates to see how much they change the payment — that is often the most useful thing the tool shows.
- How is the monthly payment calculated?
- The standard amortization formula: the amount times the monthly rate, divided by one minus (one plus the monthly rate) to the power of minus the number of months. At 0% it is simply the amount divided by the months. Fees and insurance add-ons are not included.
- What does 'deferred interest' mean?
- A promo that charges no interest if the full amount is paid within the promo period. If any balance is left when the promo ends, many lenders charge the interest back from the original date, on the whole amount. The tool shows the monthly figure that clears it in time and a rough estimate of the charge-back if it isn't. The lender's terms set the real number.
- Is your PACE financing a monthly loan like this?
- No — it is repaid through the property tax bill as an assessment, not as a monthly loan payment, and approval is based on home equity rather than a credit score. The financing page explains how it works and what to know before you sign. This calculator is for ordinary monthly-payment financing.
