Flat roof trouble, quoted at a flat rate in Aventura, FL

Flat & Low-Slope Roofing for homes in Aventura and the surrounding area — from our Sunrise headquarters. Free quote.

Aventura sits between the Intracoastal Waterway and the Atlantic in northeast Miami-Dade, so humidity is high year-round and the air carries salt. If your flat roof is ponding, leaking at a seam, or staining the ceiling below after a summer downpour, that moisture and salt exposure is usually part of the story. Standing water, tired flashings and membranes baked by sun are the usual suspects on low-slope roofs here.

Flat Rate Roofing Inc does roofing only. We inspect the roof, tell you what is failing, and give you a written flat-rate quote that spells out what is included. Our work covers hot mop built-up roofing, modified bitumen, self-adhered systems, tapered insulation, drains, scuppers and parapet flashing. The quote is free, and our one office is in Sunrise, in Broward County.

Aventura's housing is dominated by mid- and high-rise condominium towers built largely from the 1970s through the 2000s, with newer luxury towers added since. Many of them are concrete block or poured concrete designed for coastal wind loads, and that construction often means large flat or low-slope roof areas with parapets, curbs and drains. Salt spray on waterfront and near-waterfront buildings can corrode metal flashings and fasteners, and hurricane season (June 1 through November 30) brings wind-borne debris and tropical downpours that test every seam and drain. Single-family homes in the gated subdivisions can also have low-slope sections. Because hurricane uplift concentrates at edges and parapets, those details deserve as much attention as the field of the roof.

Problems to watch for in Aventura

Ponding water

Where slope is too shallow or a drain is blocked or undersized, water can sit after Aventura's near-daily summer thunderstorms. Standing water speeds up membrane wear and finds any weak seam.

Seam and flashing failure

Base flashing at parapets, curbs and penetrations is where many low-slope leaks start. Salt air and constant humidity can make worn flashing and sealant fail sooner.

Heat and UV on exposed membrane

Florida's long, hot, humid season bakes exposed membranes. Surface granules can wear thin, and cracking or blistering can follow.

Hurricane uplift at edges and parapets

During tropical storms and hurricanes, wind pressure is highest at roof edges and corners. Loose edge metal or weak attachment there can let a membrane peel back.

Clogged drains and scuppers

Wind-borne debris from storm season can block drains and scuppers on a tower or garage roof. When water can't leave, it backs up and finds its way into the building.

Too many layers on the roof

Older flat roofs may already carry more than one layer, and there are code limits on how many layers can remain. Verify the current limits with the building department before a recover is considered.

What we do

  • Hot mop and modified bitumen systemsWe install hot mop built-up roofing and modified bitumen, including torch-applied cap sheets and self-adhered systems. Each is installed per its product approval.
  • Tapered insulation and cricketsTo correct ponding, we build slope into the roof with tapered insulation and crickets so water is directed toward the drains.
  • New drains and scuppersWhere water has nowhere to go, we add or replace drains and scuppers so storm runoff clears the roof.
  • Base flashing at parapets and curbsParapets and curbs are common leak points on low-slope roofs, so we flash them carefully as part of the system.
  • Tear-off and deck replacementWhen the old system is past saving, we tear it off. Rotten plywood and fascia replacement are included in the scope where a roof has them, and we do a full cleanup.

Licenses, permits and codes in Aventura

Flat and low-slope roofing in Aventura falls under Florida's licensing system, regulated by the Florida Department of Business and Professional Regulation (DBPR) through the Construction Industry Licensing Board. The state's own wording is: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." Our license is Florida Certified Roofing Contractor CCC1334537, a state certification valid in every Florida county, and you can check it on the DBPR site. We pull permits under our own license, schedule the inspections, and close out the permit. Aventura is in Miami-Dade, so the product rule applies: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." Condominiums and HOAs often have their own approval process as well, so check with your association early. If a repair or recover is being considered, ask the building department how Florida's 25% roof rule would apply to your roof.

Verify our licenses at Florida DBPR.

When to call

Ponding and leak problems tend to surface during the summer wet season and tropical storm events, June through November. In Aventura, demand also rises ahead of and during hurricane season and again in the fall, when seasonal residents return and reopen units that sat closed through the humid summer. Installation is generally easier in the drier winter and spring, when membranes can go onto a dry deck. If you see a leak now, call (954) 775-8990. The phone is answered around the clock, and the office keeps weekday hours, Monday to Friday, 8am to 6pm. You can also request a free estimate with the form on this page.

We serve Aventura and nearby areas including Williams Island, Turnberry Isle, Aventura Lakes, Hidden Bay, Point East, Highland Oaks, Eastern Shores, Golden Beach, Ojus and Hallandale Beach.

Flat Roof in Aventura: questions we hear

Why does my flat roof in Aventura keep ponding?
Ponding usually means slope or drainage is not doing its job, and drains can also be clogged with debris after storm season. Tapered insulation, crickets and new drains or scuppers are the usual fixes, and we spell out which one your roof needs in the written quote.
Does my condo association need to approve a roof project?
Aventura is full of condominium towers and HOA-governed communities, and associations often have their own approval process. Check with yours before work is scheduled, and we will gladly provide a written scope to submit.
Does salt air affect a flat roof near the water?
It can. Aventura sits between the Intracoastal and the Atlantic, and salt-laden air corrodes unprotected metal faster than inland. That is why we look closely at flashings, edge metal and fasteners when we inspect.
What does the flat-rate quote include?
It is a written quote that says what is included. Permits are pulled under our license, inspections are scheduled and passed, and the permit is closed out. Rotten plywood and fascia replacement are in the scope where the roof has them, and the job ends with full cleanup.
Do the roofing products need a Miami-Dade approval here?
Aventura is in Miami-Dade, part of Florida's High-Velocity Hurricane Zone, where roofing products need a Miami-Dade Notice of Acceptance (NOA) for that use. The product is then installed per its approval.
