Roof Tarping & Shrink Wrap at a written flat rate in Westchester, FL
Roof Tarping & Shrink Wrap for homes in Westchester and the surrounding area — from our Sunrise headquarters. Free quote.
Westchester's older grid of 1950s–1970s concrete-block homes, many with barrel tile or flat and low-slope roofs, means a storm opening can let water into decking, insulation and ceilings quickly. A tarp or shrink wrap is a temporary cover, not a repair. It buys time until the permanent fix. If you are planning around it, expect two steps: cover the damaged area first, then schedule the real repair or re-roof.
Flat Rate Roofing looks at the damage and the deck before any cover goes on, then fastens a blue tarp or heat-shrunk film to suit your roof type. You get photos for your records and a written flat-rate quote for the permanent work that says what is included. Our office is in Sunrise, and our state roofing certification is valid in every Florida county, including Miami-Dade.
Westchester sits inside the High-Velocity Hurricane Zone, and hurricane season runs June 1 to November 30. The May-through-October wet season brings near-daily thunderstorms, so a roof left open can take on water again and again. Because most homes here predate modern hurricane codes, an older roof edge, flashing or tile course can be the first thing wind lifts. Salt-laden air also reaches this inland community and speeds up rust on metal, which matters for any cover that stays up for weeks. Keeping the cover short-term and the permanent repair on schedule protects the roof deck.
Problems to watch for in Westchester
Wind-lifted barrel tile
Hurricane and tropical-storm wind can lift or shift tile on Westchester's older homes, leaving gaps that let wind-driven rain reach the underlayment.
Fallen limbs and deck punctures
A fallen limb can puncture the roof deck. Water then reaches insulation and ceilings below.
Flat and low-slope roof damage
Many mid-century CBS homes here have flat or low-slope sections. Once the surface is torn or lifted, daily summer thunderstorms can soak the deck.
Torn or lifted flashing
Flashing around edges and penetrations can be pulled loose by wind. Water can then run in along the opening.
Tarps fastened the wrong way
A tarp fastened through the middle of the roof or stopped short of the ridge can let water run in under it. Battens along the edges, run over the ridge where the roof allows, help water shed over the cover.
Covers wearing down in sun and heat
With summer heat indices above 100°F, sun and wind wear on a cover the longer it stays up. That is another reason to schedule the permanent repair.
Waiting on materials after a regional storm
After a widespread storm, roofers and materials are in demand across the region. A temporary cover can protect the home while the permanent repair is scheduled.
What we do
- Look at the damage and deck firstWe check the damaged area and the roof deck before the cover goes on, so the cover is fastened to something sound.
- Blue tarp with battensBlue polyethylene tarps are secured with wood battens along the edges and run over the ridge where the roof allows. Water sheds over the cover rather than under it.
- Shrink-wrap roof coversPolyethylene film is heat-shrunk tight over the damaged section or the whole roof, with fewer loose edges for wind to lift. Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. It is still temporary.
- Fastened to suit your roofCovers are fastened to suit tile, shingle, metal and flat roofs, which matters on a street where barrel tile and low-slope roofs sit side by side.
- Photos and a written flat-rate quoteYou get photos before and after for your records and insurance claim. You also get a written flat-rate quote for the permanent repair or re-roof, with a free estimate.
Licenses, permits and codes in Westchester
For the permanent repair, the rule is this: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." The Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board, is the state regulator. Our Florida Certified Roofing Contractor license is CCC1334537, and you can check it on the DBPR site. Whether a temporary cover needs a permit is up to the local building department, so confirm there. For permanent roofing products: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval." Also, "Florida's 25% roof rule (Florida Building Code, Existing Building volume, section 706.1.1): when more than 25% of a roof or roof section is repaired, replaced or recovered in any 12-month period, the entire roof or section has to be brought up to current code." Verify how it applies with your city or county building department.

Roof Tarping in Westchester: questions we hear
- Is a tarp or shrink wrap a roof repair?
- No. Both are temporary covers that protect the home until the permanent repair or re-roof. We give you a written flat-rate quote for that permanent work.
- How long does shrink wrap stay up?
- Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. In Westchester's summer heat and wind, the sooner the permanent repair is done, the better.
- Does a flat or barrel-tile roof in Westchester change how a cover goes on?
- Yes. Covers are fastened to suit tile, shingle, metal and flat roofs. Many older Westchester homes have barrel tile or low-slope sections, so we look at the deck and roof type before choosing how to secure the cover.
- What should I do about my insurance?
- Photograph the damage, keep your records and talk to your insurer or agent. We take photos before and after the cover goes on for your file.
- Does hurricane season change when I should call?
- Hurricane season runs June 1 to November 30, and Westchester is inside the High-Velocity Hurricane Zone. Storm damage can happen in any month, so call when you see an opening or a leak.
