The flat-rate roof tarping specialist in The Hammocks, FL

Roof Tarping & Shrink Wrap for homes in The Hammocks and the surrounding area — from our Sunrise headquarters. Free quote.

The Hammocks sits at the western edge of suburban Miami-Dade, against the Everglades buffer, so roofs here take heavy summer rain and wind with little tree or terrain shelter. If you are choosing who covers a damaged roof, look for a roofing-only contractor with a verifiable state license, a written quote that says what is included, and a plan for the permanent repair. Flat Rate Roofing Inc is a Florida Certified Roofing Contractor, CCC1334537, valid in every Florida county and verifiable on the Florida DBPR website.

We cover storm- and leak-damaged roofs with blue polyethylene tarps or shrink wrap, and we look at the damage and the deck before any cover goes on. A cover is temporary. It keeps rain out until the permanent repair or re-roof is done, and it is not the repair itself. Our office is in Sunrise (Broward County), and our state certification lets us work in The Hammocks.

Housing in The Hammocks is dominated by 1980s and 1990s suburban development: concrete block and stucco single-family homes, townhomes and low-rise condos, typically with barrel or flat concrete tile roofs. When wind lifts tile or flashing, or a limb punctures the deck, wind-driven rain gets into decking, insulation and ceilings quickly. With a May to October rainy season of near-daily thunderstorms, an open roof does not stay dry for long. Nearly every subdivision is HOA-governed, so it is worth telling your association about a temporary cover and the repair plan that follows. Miami-Dade's High-Velocity Hurricane Zone wind requirements matter most for the permanent roof.

Problems to watch for in The Hammocks

Tile or shingles lifted by storm wind

Hurricane and tropical-storm wind can lift or crack concrete tile and pull up flashing, leaving open spots that rain reaches within minutes.

Limbs through the roof deck

A fallen limb can puncture the deck and open the roof directly to the attic, even if the surface looks mostly intact from the street.

Wind-driven rain soaking the interior

Near-daily summer thunderstorms push water into decking, insulation and ceilings, so ceiling stains and drips often appear soon after an opening forms.

Tarps fastened the wrong way

A tarp fastened through the middle of the roof, or stopped short of the ridge, lets water run in underneath it rather than shed over it.

Covers worn down by sun and wind

Heat, sun and wind wear a cover down the longer it stays up, which is why a temporary cover should lead to a permanent repair.

Waiting on repairs after a widespread storm

After a storm that hits a whole region, roofers and materials are in demand across South Florida, so a repair can take time to schedule even when a cover is in place.

What we do

  • Inspect the damage and deck firstWe look at the damaged area and the deck before the cover goes on, so the cover is fastened to something sound.
  • Blue tarps secured to shed waterTarps are secured with wood battens along the edges and run over the ridge where the roof allows, so water sheds over the cover rather than under it.
  • Shrink wrap for longer coverageShrink wrap is polyethylene film heat-shrunk tight over the damaged section or the whole roof, with fewer loose edges for wind to lift. It is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp.
  • Fastened to suit your roof typeCovers are fastened to suit tile, shingle, metal and flat roofs, which matters in a community with many concrete tile roofs.
  • Photos and a written flat-rate quoteWe take photos before and after for your records and insurance claim, then give you a written flat-rate quote for the permanent repair or re-roof. The estimate is free.

Licenses, permits and codes in The Hammocks

The Florida Department of Business and Professional Regulation (DBPR), through the Construction Industry Licensing Board, is the state regulator for contractor licensing. For the permanent repair: "Roofing work in Florida legally requires a licensed roofing contractor and generally a permit from the local building department; a contractor's license is verified on the Florida DBPR website." Whether a temporary cover needs a permit is up to the local building department, so confirm there. A tarp or shrink wrap is not a code-approved or product-approved roofing system. For the permanent roof in The Hammocks, which is in Miami-Dade: "Miami-Dade and Broward are Florida's High-Velocity Hurricane Zone. Roofing products used there need a Miami-Dade Notice of Acceptance (NOA) for that use; elsewhere in Florida they need a Florida Product Approval (or local approval). Either way the product is installed per its approval."

Verify our licenses at Florida DBPR.

When to call

The Atlantic hurricane season runs from June 1 to November 30, and a cover can be needed after hurricanes, tropical storms, severe thunderstorms and fallen trees in any month. In The Hammocks, the rainy season of near-daily thunderstorms runs from May to October, so an open roof is exposed to rain for much of the year. The phone is answered around the clock at (954) 775-8990, and the office keeps weekday hours, Monday to Friday, 8am to 6pm. You can also request a free estimate with the form on this page.

Roof Tarping in The Hammocks: questions we hear

Is a tarp or shrink wrap a roof repair?
No. Both are temporary covers that keep rain out until the permanent repair or re-roof. Shrink wrap is designed to last up to about a year (a typical lifespan, not a promise), longer than a standard blue tarp. Neither replaces fixing the roof.
Do I need to tell my HOA in The Hammocks?
Nearly every subdivision here is HOA-governed, so check your association's rules about temporary covers and the permanent repair. The HOA may also have appearance standards for the finished roof.
Does a temporary cover need a permit?
That is up to the local building department, so confirm with them. The permanent repair is a separate matter, and our written quote covers it.
What should I do about my insurance?
Photograph the damage, keep records, and talk to your insurer or agent. We take photos before and after the cover goes on, which you can add to your records.
Should I climb up and tarp the roof myself?
No. A wet, damaged roof is unsafe, and a tarp fastened the wrong way can let water in underneath. Stay off the roof and call us, or take photos from the ground.
